DIY alarm?

Ok, I searched below and found some information, but I still searched for something more, so TIA to share your expertise.
I'm looking for a way to create my own "alarm system" that doesn't break the bank and doesn't require a monthly monitoring fee. I'd rather have it in HomeKit, but my former six-year-old system wasn't, so I'm cool if it's not.

I'm mainly looking for contact sensors for doors and windows that can trigger an alarm of a certain type.

I already have Arlo and Eufy rooms, so I'm not too worried about them.

I would also like not to pay a monthly fee.

Recommendations? Disadvantages to the configuration you have?
