Home .app / .ipa File ??? Or how do I run the Home app on a simulator?

I don't have an iOS device, but I do have a Mac. Unfortunately, for some crazy reason, you can't add accessories to the Home app on your Mac.

So instead of buying an iOS device, I would like to use a simulator (ideally, XCode) to run the Home app and add devices that way.

1. Where can I find an .app or .ipa file for Home that I can install on the simulator?
2. If this is not possible, how can I run Home and add accessories without buying an iOS device?
