New Airbnb HomeKit (tips, please!)

I recently bought my first house and in a few weeks I will open it as a full time Airbnb rental. I decided from the beginning that I want to make this a friendly rental with Apple / HomeKit and I can even use this to try to attract potential guests. I'm an experienced co-host and I've seen 100 years of Airbnb. Most Airbnbs have no automation at all, the few that are almost always Alexa (usually just for music and lights). I want to get into HomeKit and do it more than just a trick. My plan is for my guests to have full access to the HomeKit house upon arrival. I want them to have access to my library of over 300 movies on Apple TV (with Dolby Vision and an atmospheric bar) and, like the channels I subscribe to, I want them to have instant access to locks, alarm system WiFi, indoor lights and outdoor lights. I want them to be able to access this with their iPhones or an iPad that I will set up as a HomeKit monitor.

I know some have talked about making the house accessible to family and friends. Has anyone made it accessible to strangers? I guess I need to create an iCloud account just for this house and put it on my family side. But do you have any good suggestions on how to give instant access to all this for people with iPhone / iPad? Ideally I would like this to be done through an NFC tag or a QR code, rather than giving them passwords. I'm in the early stages of finding the best way to do this, so I thought I'd see if anyone has any advice. I'm also interested in any ideas for additional HomeKit stuff that Airbnb guests might find interesting. Currently, I consider the blinds, although there are a lot of windows, so they are not there yet. A little more information: so far I've bought an Eero net, a Home bridge, 3 Apple TVs, an EcoBee 4, Philip Hues lights and Sonos TV speakers. Still looking at the locks, I'll probably go with August. The house came with an expensive Vivint security system, so I'm still trying to figure it out. I also have a Nintendo and PlayStation switch, but I'm not sure if there's anything for HomeKit.
Possible ideas: free rental of iTunes movies, shortcuts for mounting lights when guests open the first door, automatic welcome video for guests when they enter (that’s kind of crazy).
