You are planning an initial implementation of Homekit and you need advice

I don't currently have Homekit devices, but everyone is on iOS devices, and my family uses AppleTV. Recently, my father died, so my brother and I are working together to set up security cameras and a few other IoT devices for my mother. I want to make sure I have a good plan to start with, so I don't have to start over. This will involve 2, potentially three houses and I will be the main administrator in a practical sense. I choose Homekit for ease of use (hopefully) and integration with my mother's iPad / iPhone. ** Main house (2 storey, 4k sqft) with large yard, pool and outbuildings ** * Install Eero 6 with 3 extenders * Install AppleTv 4k or Homepod Mini to act as hub * Decide the number of rooms needed to cover everything * Add potentially lockable HK ** Beach House (floor, 2k sqft) small yard with pool ** * Already use AppleTv 4k that will act as hub * Install Eero 6 with 1 extender * Existing Chamberlain wifi garage door, which hopefully can be added to HK * Install Gen 4 August lock * Install 2 Aqara G2H cameras that will act as hubs for other Aqara sensors * Implement 3 Aqara leak sensors (added to Homekit via Aqara G2H) * Add Aqara door sensor to sliding rear door (added to Homekit via Aqara G2H) Does anyone see any issues with this plan? I also have an Apple One subscription for my family. I was thinking of adding my mother to my family, because she only has the 200 GB plan. This would open up more storage space and also add the TV + and Arcade subscription to the children's ATV on the beach house. It is a good idea? Should I set everything (new HK devices) on my phone and then share the house with it? I want to finally do a similar installation for my house, which would give me 3 houses in the Home application. We also want to share access to the house with my brother (who is not part of my Apple family) for the beach house and my mother's house. Setting everything up at the beach house under my account will complicate things later?
