You need help with two devices

So, since I got my Christmas HomePod Mini, I've invested in just over a dozen HomeKit compatible devices. I have three Wemo light switches, four Wemo sockets, two light bulbs, a TV (I already had this), two Vocolinc contact sensors and an August 4th door lock. Everything works great, except for two items that are total pain in my ass: Vizio e65-e0 and my August lock. The first problem I have is that my August lock works very well in the native app, very well on my wife's HomeKit on her phone, but I keep getting "No Answer" when I try to interact with it in the HomeKit- my phone. I receive notifications about locking / unlocking and opening the door sensor, but the status does not change and I cannot interact with it. My second problem is that my TV spends more time than "No Answer". I have a wifi signal strength of about -50 years at any point in my house, including the room where my router is. The worst force I have is on my TV with -47 and my lock is -52. I have a 1600 sq m single storey house and my router is located almost in the geometric center of the house. Could this be the problem with these devices? I have a standard Comcast modem / router. Should I consider this replacement first before considering other troubleshooting issues?
